What We Check:
We always conduct a full and professional inspection of your dwelling. This involves checking the road frontage visage of the property, both the interior and exterior of the property including any yard that it may have. As standard procedure for our property inspections, we will of course assess the general appearance and condition of the property an give a full and honest assessment of its current condition in our report.
After we have conducted our building inspection we will write a comprehensive report on the condition of the property, highlighting any areas that may have caused concern. This will include references to the visual inspection conducted by our building inspector, which includes the checking of taps. We endeavor to get our reports completed on the date of inspection and in the vast majority of cases we achieve this.
Our building inspections are focused on Launceston although we do offer state wide coverage if you are outside of Launceston.

What You Need to Know About Building Inspections
It is important that you know as much as possible about the condition of a property before you decide to proceed with the purchase. The best way to achieve this is by getting a pre-purchase building inspection carried out on the property and if you are in Launceston, we are just the people to do this on your behalf.
Any building inspection, whether it be a pre-purchase inspection or any other is designed to inform the client of defects or potential defects with a property. This may be cracking due to subsidence or other movement, damp or other issues such as problems with the roof. This type of inspection should always be carried out by a fully qualified, professional building inspector with several years’ experience.
One of the most common questions that we face is, “Why do I need a building inspection?”. The answer is quite simple, a building inspection will let you know of any problems well in advance of any purchase. This information can be used to negotiate a better a deal or, in extreme, cases it gives you the opportunity to walk away.
When you have a building inspection carried out on a property in Launceston, you will be issued with a full, easy to understand report that we clearly identify any areas of concern. In some cases, photographs will be included to illustrate and further clarify points of concern but regardless it will be fully compliant with State Government standards. This is why employing the right people to conduct the inspection is essential.
As we mentioned earlier, any property inspector worth their salt will conduct a full inspection of the interior and exterior of the property. This will include roof space, under floors and inspections of any outdoor areas such as yards. In some cases, clients may have a particular concern that they wish to raise and if this is the case, you should always let Brent know prior to the inspection commencing.
In addition to understanding what points are covered in a report, it is also important to understand what areas may not be covered by your building inspection. For example, some parts of the property may not have been able to be inspected or some matters may be beyond the remit of Brent’s expertise. Also, estimates regarding repair costs will not be included, nor will minor defects and, as mentioned, pest detection.
Of course, it is important to remember that some issues may be affected by external factors such as the weather on the day of the inspection. Also, some disreputable individuals may make conscious efforts to hide defects and this may mislead the inspector. Remember, the report should be used for guidance and should not be relied upon to make a final judgement on the purchase of the property – it is merely a tool to assist with this process.
